The Purpose of This Role

As a Workplace Manager, you will be responsible for collaborating with global FM partners and oversee the delivery of workplace experience services. Examples of services include Space planning, Sustainability Initiatives, Office asset Management, and internal audits. You will collaborate with leaders, internal partners, and vendors to create an engaging workplace and conducive environment for our Business Units.

The Value You Deliver

Serve as the primary point of contact for space planning in the India region. Forecasts space requirements and oversees local workplace projects and initiatives. Responsible for ensuring (Tango) global space management system, remains accurate and updated in real time.

Manages FM-related assets, maintaining accurate records to support long-term financial planning and asset management, reducing replacement costs and waste.

Ensure all Corrigo tickets and maintenance plans are managed and closed timely. Tracks FM KPIs and leverages data from ticket resolution times, space planning software, and audits, enabling timely adjustments and improvements based on quantifiable results.

Assists in crafting real estate operations guidelines, aligning processes with best practices, enhancing consistency, and minimizing errors. Updates FM policies regularly, ensuring alignment with regulatory requirements and industry standards.

Conducts ISO and internal audits and manages corrective actions, ensuring high standards in OHS ISO 45001, Environment ISO14001, and information security (ISO 27001), which boosts stakeholder confidence and mitigates risks.

Develops plans for energy conservation, waste reduction, and eco-friendly practices, aligning with corporate sustainability goals and enhancing environmental stewardship.

Stays informed on industry trends and innovations, introducing advanced FM solutions that improve competitive advantage and operational efficiency.

The Skills that are Key to this role

Technical /  Behavioral

  • Technical skills in Autocad, Revit, Proficiency in space planning software and workplace technology solutions.
  • Forecast and anticipate physical space requirements as articulated by business leaders.
  • Keep track of inventory for office equipment assets and manage their maintenance and replacement as needed. This responsibility involves conducting regular floor walks to verify and maintain accuracy.
  • Manage local office minor refurbishment projects including sustainability events, moves, etc.
  • Assist in preparing the real estate operations & project process guidelines.
  • Conduct audits to ensure compliance with ISO 14001, ISO 22001 & 27001 standards. Implement corrective actions as needed to address audit findings.
  • Oversee the closure of tickets in Corrigo related to facility management issues. Track KPI’s of FM partners by monitoring ticket resolution times and ensure timely resolution of issues.
  • Collaborate with the EHS team to arrange and facilitate safety trainings for Associates, and Ergonomic training. Maintain training records and ensure compliance with training requirements.
  • Develop a comprehensive plan for identifying processes for achieving energy conservation, waste reduction, and segregation, and implementing environmentally friendly practices with Global FM team.
  • Ability to work effectively in a fast-paced environment, subject to frequently changing priorities, utilizing problem-solving skills and sound judgment.

The Skills that are required for this role

  • Develop various planning scenarios using qualitative and quantitative information. Build scenario plans using CAD, Revit, and other tools.
  • Proficient in AutoCAD. Utilize analytics and employee feedback to inform workplace improvements and measure the impact of initiatives.
  • Participate and engage in meetings with Global Tango experts, Project Delivery teams, other Real Estate teams on an on-going basis.
  • Lead day-to-day occupancy planning activities and space allocations in support of tactical business unit need requirements.
  • Operate as a gatekeeper and liaison with FM partners to ensure accuracy and completeness in Office Asset records. Experience working in STPI & SEZ offices is a plus.
  • Provide quality assurance to ensure workplace data coming from project team is accurate and timely.
  • Ensure that global FM policies are altered as per the India region to meet local regulatory requirements and operational contexts.
  • Periodically review and update FM policies to reflect best practices and regulatory requirements.
  • Team oriented and ability to lead small projects and sustainability initiatives with minimal supervision.
  • An innovative thinker who proactively identifies opportunities to improve workplace operations and the Associate experience.

The Expertise We’re Looking For

  • Bachelor's Degree preferred with 3-5 years of relevant experience.
  • Strong skills required in MS Excel. PowerPoint, Auto-CAD, PowerBI, Tableau and space planning skills beneficial.
  • Working with multiple teams leads and/ or different functions and is responsible for creating an inclusive working environment for all the team members.
  • Experience working in workplace related tools or process is an added advantage.
  • Analytical Skills: Proficient in data analysis, with advanced skills in Microsoft Excel for reporting and analysis.
  • Presentation Skills: Ability to create and deliver effective presentations to stakeholders at all levels.
  • Soft Skills: Excellent communication and interpersonal skills, with a focus on collaboration and teamwork.
  • Problem-Solving: Demonstrated ability to troubleshoot and resolve complex issues related to facilities management.
  • Highly punctual, dedicated, and reliable, with a strong commitment to maintaining the highest standards of operational performance.
  • Ability to function as a Team Player and maintain a good working relationship, yet think and act independently with professionalism, discretion and confidentiality.
  • Attention to detail and willingness to flex based on business priorities.
  • Regulatory Compliance: Knowledge of local regulations and standards related to facilities management.
